Office Building Tile & Grout Restoration — 3,200 Sq Ft in New Tampa

A property management company managing a 3,200 sq ft office space noticed the tile flooring had become increasingly difficult to keep clean. The grout lines had turned from their original light gray to a dark, nearly black color due to years of foot traffic, soil buildup, and ineffective mopping. The facility manager was receiving complaints from tenants about the appearance.

We used our commercial-grade high-pressure tile cleaning system, which combines 1,200 PSI water pressure with a spinning floor tool and simultaneous vacuum extraction. This system blasts embedded soil from grout lines and tile surfaces while immediately extracting the wastewater — no muddy residue left behind. We worked in sections to minimize disruption to the office operations. After cleaning, we applied a penetrating grout sealer to protect against future soil absorption.

The main challenge was scheduling — the office was occupied during business hours. We completed the project over a weekend to avoid disrupting operations.
