Upholstery Deep Clean — Sectional & Dining Chairs in Trinity

A family with young children and a family dog had a large L-shaped microfiber sectional and six upholstered dining chairs that had accumulated body oils, food stains, and pet hair over several years. The sectional had visible darkening on the armrests and headrest areas from body oils, and the dining chairs had food and beverage stains. The homeowners were considering replacing the furniture but wanted to try professional cleaning first.

We performed a thorough fabric identification and pH testing before treatment to ensure compatibility with the microfiber and polyester materials. The sectional was pre-treated with an upholstery-specific detergent that targets body oils and organic soils. We used a specialized upholstery tool with lower pressure (200 PSI) and higher vacuum to prevent over-wetting the fabric. Each cushion was cleaned individually, front and back, and the frame was treated separately. The dining chairs received the same treatment with additional focus on food stain removal using a targeted spot treatment.

Microfiber upholstery can be tricky to clean — it can develop water marks or texture changes if not cleaned evenly. We addressed this by cleaning in consistent, overlapping strokes and using a fabric rake to restore the nap direction after cleaning. The food stains on the dining chairs included set-in tomato sauce and red wine, which required a combination of protein-spotter and rust remover (for the tannins in the wine).

The sectional and dining chairs were restored to a like-new appearance. The body oil darkening on armrests and headrests was completely removed, and all food and beverage stains were eliminated. The homeowners were thrilled that they didn't need to replace the furniture — a savings of over $3,000. We applied a fabric protector to guard against future staining. The furniture dried in approximately 3 hours.
